Straight Answers Before You Apply
Does checking my options affect my credit?
The initial snapshot is an estimate based on what you enter and has no score impact. Some funders review credit when they underwrite a full application, and we’ll tell you before that happens.
What documents will I need?
Most files need recent business bank statements and owner ID. SBA, term and commercial real estate files also need tax returns and financial statements. See the checklist above.
How fast can I get an answer?
Revenue-based decisions can come within 2–4 hours once documents are in. CRE and SBA files take longer because of appraisals, property review and lender processes.
Are you the lender?
No. Local Market Reach is a commercial finance broker that places files with lenders and funders. Rates, terms and approvals are set by the funder.
What does it cost to apply?
There is no charge to submit the snapshot. Any broker compensation is disclosed in your offer documents.
Can you help with commercial real estate?
Yes. We arrange acquisition, refinance, owner-occupied and bridge financing for commercial properties.
